“We bought our place in Sunnymead Ranch specifically for the three-car garage, but we needed income more than we needed parking. Nadia walked the slab on a Saturday, pointed out the existing 4-inch concrete was within spec for conversion, and gave us a written price that Friday: $142,000 all-in, drawings through final inspection. Sixteen months later we’re collecting $1,850 a month from a tenant who signed a two-year lease. The photo record from every visit meant we could show our lender exactly what happened and when.”
